Dirt work before seed

Fine Grading & Topsoil Prep in Orlando, FL

On flat Florida lots, a few inches of grade decide whether water drains or sits on new grass.

Moving Water on Flat Ground

Fine grading and topsoil prep in Orlando is usually about making flat ground drain. Most of the area is low and level, so a yard does not wash away as much as it holds water: a corner that stays wet for days, a side yard that floods every afternoon storm, a new lot where fill settled unevenly. We do the dirt work that fixes that before seed or sod goes down: yard grading and land grading, spreading topsoil where it is actually needed, and the small drainage work that goes with it.

Reading the lot

We start by watching where water goes. On a flat lot, a change of an inch or two over a long distance is the difference between a lawn that drains and one that drowns. We check the grade away from the house, the path to the nearest swale, street or inlet, and where neighbors' water comes from. The sandy soils common in the area take water in quickly at the surface, but where the water table rises close to the surface during the wet months, sand stops absorbing and water stands.

Fine grading

Fine grading shapes the final inch or two of the surface: smoothing ruts and tire tracks, filling low spots, removing high ridges, and setting a gentle, even slope toward the drainage path. On bigger lots and acreage we use equipment for land grading; tight backyards and pool areas get smaller machines and hand work. The goal is a seedbed that is firm, level enough to mow, and pitched so rain moves off.

Topsoil, used where it helps

Much of the native ground here is sand with little organic matter. Topsoil can help seed establish, but spreading it over the whole yard is not always worth the cost, and it has to be blended into the sand below so it does not become a separate layer that holds or sheds water differently. UF/IFAS recommends a soil test before planting a lawn; local extension offices have kits and instructions. We use the result, along with what we see, to decide whether topsoil, a lighter amendment or nothing is needed.

Low spots and sinkholes

Central Florida sits on porous limestone and the Orlando area is known for sinkholes. Most low spots are just settled fill or poor grading, but a depression that keeps growing, or one that opened suddenly, should be looked at by a professional before anyone fills it. We will not hide that kind of problem under topsoil and seed.

Drainage trenches and small excavation

Some water problems need more than a grade change. Our crew handles small excavation and trenching for drainage, such as shallow swales, trench drains or a pipe run to carry downspout water toward the street, when the lot and local rules allow it. Bigger stormwater changes may need an engineer or a permit, and we will tell you if a job crosses that line.

Fine Grading & Topsoil Prep Questions

Why does water sit in my yard for days after a storm?

Usually the grade is too flat or slightly backward toward the house or a low corner, and in wet months the water table can sit close to the surface. Regrading toward a swale or inlet is the common fix.

Do I need topsoil before hydroseeding?

Not always. A soil test and a look at the ground decide it. Thin, scraped or debris-filled areas benefit; decent native soil may only need loosening and fine grading.

Can you dig a trench to carry downspout water away?

Yes, for small residential drainage runs. Larger changes to how a lot drains into public systems may need a permit or engineer, and we will tell you if that applies.

Is yard grading worth doing before sod too?

Yes. Sod laid on a bad grade drowns in the same low spots seed does. The prep is the same either way.
