Lawns on an Isthmus
Hydroseeding in Windermere is shaped by water on both sides. The town sits on an isthmus between Lake Down and Lake Butler, one of several lakes in the Lake Butler chain, and covers only about 1.57 square miles. John Dawe platted it in 1887 and named it after the lake in England's Lake District. Most of its lots now sit close to one shoreline or another.
Shoreline first
A lakefront lawn usually slopes toward the water. When that slope is bare after construction or a renovation, rain carries sand and mulch straight into the lake. We set a low silt fence or wattle above the shoreline, keep slurry well back from the water and use straw erosion control blankets on the steepest stretch near the bank.
Working on finished properties
Many Windermere jobs are on established estates: a lawn replaced after a pool, a regraded side yard, or a large area of new lawn after a remodel. Hydroseed hose lets us reach the back of a property from the driveway, so heavy equipment stays off finished hardscape. We still mark irrigation and lighting lines before any grading.
Heat and cold extremes
Windermere's record high is 101 degrees, set in 1998, and its record low is 19 degrees, set in 1985. Most years are far milder, but young grass does not like either end. We plan seeding to avoid the hottest dry spells unless irrigation is reliable, and we keep watering schedules simple for property managers.
Nearby subdivisions
In 2007 the town proposed annexing Isleworth and Butler Bay. Butler Bay joined; Isleworth stayed in unincorporated Orange County. Lots a block apart can fall under different rules, so on any job with grading we confirm which applies.

Windermere Questions
How do you keep hydroseed out of the lake on a waterfront lot?
We place a silt fence or wattle above the shoreline, stop the spray short of the water and blanket the steepest part of the bank.
Can you seed my yard without driving over the patio and pool deck?
Usually yes. The hose carries slurry from the truck, so equipment stays on the driveway.
Do Isleworth and Butler Bay follow the same rules?
Not always. Butler Bay is in the town and Isleworth is in unincorporated Orange County, so we check which applies before grading.
We just finished a pool. How soon can the torn-up lawn be seeded?
Once the deck and fencing are done and the soil is graded. Seeding earlier risks crews walking on the new grass.
